Frequently Asked Questions

  • What is Specialist Disability Accommodation (SDA)?

Specialist Disability Accommodation (SDA) is a type of disability housing designed for people with significant and permanent disabilities. These homes are purpose-built or modified to meet specific needs, with everything from accessibility features to layouts that support independence. SDA is part of the National Disability Insurance Scheme (NDIS), which funds eligible participants to access safe and suitable housing for people with disability.

  • How is SDA funded?

SDA funding is provided through the NDIS. To be eligible, you’ll need an assessment that considers your individual support needs and goals. If approved, SDA funding helps cover the cost of your accommodation. This funding is designed to ensure that people with disability can live as independently as possible, with the right supports in place.

  • What is the difference between SIL and SDA?

Specialist Disability Accommodation (SDA) and Supported Independent Living (SIL) are two different parts of NDIS housing and supports, but they often work together.

SDA is the home itself — the physical building. It’s designed or modified for people with significant disabilities, with features that make everyday living safer and more accessible.

SIL is the support you receive in the home. This might include help with daily tasks such as cooking, cleaning, personal care, or developing independent living skills.

You might have SDA funding, SIL funding, or both, depending on your needs. In simple terms: SDA is the house, SIL is the support inside the house.

  • How will I know if a property is going to be right for me?

Choosing a home is about more than just accessibility. The right SDA property should match your lifestyle and preferences, and your long-term goals. Our team will help you explore your options, visit homes and consider how each choice fits with your independence, community participation and wellbeing.

  • What happens if I want to rent a property?

If you’d like to rent a property, our Customer Experience team will guide you through the process, from eligibility and funding through to moving in. We’ll make sure you understand each stage so you can feel confident about your decision.
